表面看來,房屋仲介業似乎不需高度專業技術與能力。但遺憾的是,此行業的流動率卻逐年升高。其因在於,其特殊專業與經驗知識,需長期學習與前輩的教導,故新進人員無法在從事初期,擁有較佳的業績表現。過去雖有不少學者投入消費偏好、住宅屬性與影響因子等研究,並企圖藉此協助企業與員工,掌握顧客需求及房屋屬性,進而提升營運績效。但房屋商品常受地區、時間、環境、社區、個人偏好等等因素,而有不同的需求訴求。因此,單獨時間點的研究成果,並無法即時反應房屋商品的品質特性之價值變化。 因此,本研究將根據6σ之DMAIC管理流程,並透過Focus group interview及Delphi Method等技術,掌握專業經驗者的判斷因子,以及利用Fuzzy評分法將Kano model中之品質特性予以量化,同時,也透過Data Mining技術的協助,了解各因子之間彼此的相關強度與因果關係。接著,運用Kano model的概念與問卷系統,明確各因子的價值差異。最後,依循Decision Support Systems之概念及模式,整合各項分析技術與步驟,規劃出仲介房屋品質特性與軟體系統架構,以協助房仲業正確掌握顧客需求之各項品質特性,以及建立知識管理與決策支援的功能。相信,本研究所採用的各項分析技術與概念,不僅嚴謹且能確保研究品質;同時,所獲得的研究成果,也將能滿足仲介房屋產業之長期需求與目的。 Although the housing agency industry has already become one of the important industries, the professional techniques and knowledge ability have to be led and trained for a long time. It causes the novice cannot attain superior performance. Therefore, the labor turnover rate and the operation cost are rising year by year. To solve this problem, most scholars had emphasized consumers’ preference, housing attributes and factors influence of housing to master the consumers demand and housing characteristics for improving operating performance, but housing is affected by locality, time, environment, community, personal preference and etc. Therefore, the research results cannot response the value-change of the housing quality characteristics immediately. This article will use the management process of 6σ’s DMAIC, Focus Group Interview and Delphi Method to master the demand factors of housing. The Fuzzy Evaluation method is applied to quantify the quality characteristics of Kano model. The Data Mining techniques are used to find out the relationship of strength and causality among each factor. The concepts and questionnaires of Kano model are used to further clear the difference value of each factor. Finally, with the concepts and models of Decision Support Systems and on customers’ perspective, we integrate the mentioned-above techniques and process to design the knowledge-based software system structure to assist the housing agency to master each quality characteristics of customers’ demand. We believe that the analysis techniques and concepts in the article are not only ensure the research quality but also assure the research results that can content with the long-term demand and purpose of the housing agency industry.
