This thesis paper proposes a mixed-use development of luxury senior housing and flexible workspace in a thriving neighborhood, Hell's Kitchen, Manhattan, New York. The proposed development envisions bringing two different generations together and creating synergy through a community exchange program. Its feasibility is based on strong rationales, including a predicted growing demand, geographical advantages, and transformation of lifestyle preferences, especially in a post-Covid environment. The property is expected to have a better operating performance than most general senior housing and luxury hotels, two models from which data for this thesis has been sourced. Also, it is projected to generate significant income and have a high value at the time of disposition. The proposal will bring confidence to both developers and investors. As the project will face the uncertainties of the rezoning process and market performance, however, their foresight will be tested in the development and operating processes.
