The goal of this qualitative exploratory study is to seek a better understanding of the customers' motivation when purchasing a sustainable residential home. Boje and Strevel's (2016) work in appreciative inquiry and storytelling establishes a bridge in explaining what humans do and why regarding a socio-economic approach to decisions. Leadership in Energy and Environmental Design (LEED) was a limited proxy for customers of sustainable buildings. Thirteen LEED participants were asked open-ended questions to find motivations for their recent sustainable purchase. Using a business approach to understand corresponding barriers and motivation, such as higher upfront costs and lack of awareness, allows one to start with a better understanding of the customer (Darko & Chan, 2017). Thus, understanding the sustainable customer would allow the government and businesses to provide attractive incentives to encourage more sustainable products and remove barriers to purchasing sustainable products (Karji et al., 2020). The results were grouped into five themes: Economic, Social Concerns, Technical Considerations, Education, and Motivational Marvels. The Motivational Marvels category included one-of-a-kind motivation. Business intelligence tools can discover relationships, patterns, and correlations between data sets and economic indicators used for decision-making (Iffat et al., 2017). Thematic analysis, identified by Braun and Clarke (2006) as a method for identifying and analyzing patterns found in data collected by a researcher, helps to find the common themes, and allows other researchers to evaluate or synthesize the results.Keywords: customer motivation, exploratory design, LEED process, qualitative research, thematic analysis.
