Malaysia is projected to become an ageing and aged society by 2020 and 2030 respectively. This study examines the level of age-friendliness in Malaysian communities and relationships among WHO's age-friendly features, age-friendly environment, social connectedness, and quality of life that promotes ageing in place based on ecological theory, person-environment fit and continuity theory. The constructs are outdoor spaces and buildings, transportation, housing, social participation, respect and social inclusion, civic participation and employment, communication and information, community support and health services, age-friendly environment, social connectedness, quality of life, physical health, psychological, social relationships, environment and ageing in place. Purposive sampling method was used to survey 625 self-care middle-aged and older Malaysians (aged 45 and above). Data collected were analysed through exploratory factor analysis and partial least square structural equation modelling. Currently, Malaysia has a below average level of age-friendliness.
