The once-successful Queensgate industrial area has been on the decline. Buildings and lots are left empty, the homeless population is evident, and rich history is fading. The streets see minimal traffic, green spaces are reduced to tufts of grass growing through the gravel on an empty lot, and people who work in Queensgate go downtown to have a decent lunch hour. Crime in the area impacts local businesses, leaving them considering relocation. As industry continues to die off in Queensgate, thousands of square footage, including acres of land go unused. The shortage of affordable housing in Cincinnati is a reason to develop housing, but without a community, a residential area will be unable to thrive. A community consists of not only residential dwellings but amenities to keep people in the area. A small grocery store, a community center, a public library, shops, restaurants, and commercial space for local businesses would help Queensgate become a desirable place to live, work and visit. Allowing green spaces to infiltrate the current concrete and metal-filled area would not only beautify the area but make it cleaner and healthier for residents and workers. It would also be beneficial to revise public transportation to make the area more accessible in anticipation of the major renovations to Interstate 75.The purpose of this thesis is to explore the possibilities of community development in Queensgate. This will be done through adaptive reuse of existing buildings and new developments on empty lots. This development will happen one superblock at a time in an effort to build incremental, but tangible, updates to a new and improved Queensgate.
