This research aims to explore the factors that bring mega real estate developments to life and how they are initiated, perceived, designed, studied, formed, constructed, and operated. Whether mega developments end in success or failure, the cooperation between the development players -including the public sector represented by governmental agencies, the private sector represented by business developers, and the community where the development takes place represented by the residents and users - is a vital factor. The goal of this research is to study this relationship in a technical way, which can demonstrate the impacts of different policies and decisions and these factors can affect the development process.
