The study examines the impact of artificial intelligence on the production of affordable housing. In 2024, an extreme shortage of affordable housing in the United States has led to increased rates of rent burden and homelessness. Political gridlock, the heavily commodified nature of American housing, and a lack of recognition of housing as a human right have led to a need to study alternative measures for alleviating the shortage. Widespread adoption of artificial intelligence is in its early stages, but could reduce the cost of constructing affordable housing, which remains a primary barrier to addressing the shortage. Four interviews were conducted alongside contemporary research on artificial intelligence. Critical components of artificial intelligence were outlined, and then examined in regards to their impact on planning, real estate and construction. The ethics of the use of artificial intelligence were explored in their relation to the real estate development process. The study determined that artificial intelligence could have the potential to reduce labor hours, and expedite development, but that it is too early to measure its impact. Recommendations centered on ethical use of artificial intelligence and using artificial intelligence in an equitable manner in regards to real estate.
