Since the birth of pattern books and their popularization during the 1840s and on, architects have toiled with their role in the residential building industry. Pattern books have provided enough information for non-architects to build homes that are copies or significant derivatives of architect-designed homes. Architects promote themselves as tastemakers, designers, beautifiers and simplifiers. Yet, through the provision of patterns books in the early 20th century, and now custom home-design websites, they have become further removed from the mass-production housing market.Mass-produced suburban developments are now "designed" via websites offered by large developers; one can "personalize" their brand-new home at a low cost. The building industry knows its customers want sturdy, traditional architecture. To consumers buying a home is a big investment, not something to take lightly. They don't want their homes to be "trendy," a fad, or something they will want to change in a few years. As a result, the style and elements of earlier, well-designed homes are considered arbitrary compared to today's standard created with online residential home design tools. Instead, digital designers simply sell the essence of a strong, sturdy home and the American Dream.What's needed is a new model for residential housing, one that combines modern developer practices and early twentieth century pattern book methods. We will start with a background history of pattern books, beginning with Vitruvius, and we'll end with what is defined as today's pattern book-developer housing. We will follow with a series of precedent analyses, a description of the author's methodology, and finally conclude with a reconciliation of the history as well as the current state of "pattern book homes," via a new housing protype designed for the urban suburbs of the Midwest.
