The general problem confronted in this study is that the actual price paid for housing does not always reflect true value in real estate markets. Specifically, single-family housing in Wisconsin may not be appropriately priced because the relationships of internal and external factors to price are not well understood by homebuyers. The purpose of this study was to use collective real estate data to create a pricing model for homebuyers that was based on the relative contributions of internal and external characteristics of single-family real estate in Wisconsin. This quantitative, multivariate regression analysis examined the empirical relationships among the price, the market time of the house, the number of garage spaces, the square footage, the number of bedrooms, the number of bathrooms, the property tax amount, the county, the unemployment rate, the percentage of the county population with at least a bachelor's degree or higher, and the median household income in the county. This study was broken into three separate geographical areas: Dane County, Milwaukee County, and All Other Wisconsin Counties. The findings indicated that time on the market in Dane County did not have a statistically significant relationship to the selling price of single-family housing. All remaining variables included in this study did have statistically significant relationships to the selling price. These findings support additional research efforts into the identification and contribution of internal and external factors on the selling price of single-family housing.
